Investment loans in short

A residential investment loan funds a property you rent out. MKS Lending compares investor loans across 50+ lenders and structures them for flexibility, helping you use equity, choose between interest only and principal and interest, and plan for your next purchase.

How investment loans work

Lending built around your portfolio.

A residential investment loan is used to buy a property you intend to rent out, with the aim of earning rental income, long-term capital growth, or both. The property may be held by you, jointly with others, or in a company or trust structure.

Investment loans can be principal and interest or interest only, usually over 25 to 30 years. Interest on an investment loan may be tax deductible, so we work with your accountant to make sure the structure supports your tax and wealth strategy.

Structure matters

Set up today for your next property.

  • Avoid unnecessary cross-securing

Keeping each property separate gives you more flexibility when you sell or refinance.

  • Use offset accounts wisely

Offset on your home loan, interest only on the investment, where it suits your plan.

  • Plan your next purchase

We look at how this loan affects your borrowing power for property two, three and beyond.

  • Choose the right borrower

Personal, joint, company or trust ownership, discussed with your accountant.

Questions

Frequently asked questions

Should my investment loan be interest only?

Interest only can lower repayments and suit some investors' cash flow and tax plans, but you pay more interest over time and interest-only rates can be higher. We model both and you decide with your accountant.

Can I use equity in my home to buy an investment property?

Often, yes. Using equity can fund the deposit and costs. How we structure it matters, which is why we usually set up a separate loan rather than cross-securing properties.

Is investment loan interest tax deductible?

Interest on money borrowed to buy an income-producing property is generally deductible, but your situation matters. We are not tax advisers, so please confirm with your accountant.

How much can I borrow as an investor?

Lenders count part of your expected rent as income and apply their own buffers. Policies differ a lot between lenders, so comparing them can change your borrowing power.
