How it works

How stamp duty affects your purchase.

Stamp duty (land transfer duty) is usually one of the largest upfront costs of buying a property in Victoria, and it is paid at settlement. Lenders generally expect you to cover it from your own savings, so it affects how much deposit you need.

The amount depends on the price, whether you will live in the property and whether you are a first home buyer. Treat the result as a guide and check the State Revenue Office website, or ask us, before you sign a contract.

First home buyers

Concessions you may be eligible for.

  • No stamp duty on homes up to $600,000
  • A reduced rate on homes from $600,001 to $750,000
  • You must live in the home within 12 months and stay for at least 12 months
  • Other buyers who will live in the home may get a concession on properties up to $550,000
